Important Fine Print to Know

First-time buyer definition

Most programs define "first-time buyer" as someone who has not owned a primary residence in the past three years — not necessarily someone who has never owned. This means even if you previously owned a home, you may still qualify.

Recapture tax (CHFA)

If you sell your CHFA-financed home within 9 years, at a profit, and your income has increased significantly, you may owe a federal recapture tax. This affects a small percentage of buyers but is worth understanding upfront. A CHFA lender can walk you through the calculation.

Property must be your primary residence

All programs require you to live in the home you purchase. Investment properties and second homes are not eligible.
